Who is rhinorealty?
We are a full service MLS® residential real estate brokerage that has been offering discount fees
to Calgary area residents since 1999. Our new operating name, rhinorealty, and distinctive logo
where introduced in 2008 to better reach our marketplace and build stronger brand awareness.
How do you differ from a traditional real estate brokerage?
There are two main differences, flexibility of services and commission rates. Our range of service
encompasses everything from helping the for-sale-by-owner to complete full service agency. And,
in all cases, our flat fee commissions offer significant savings to home owners. We believe
strongly in consumer choice and a competitive marketplace, real estate services and rates should
not be an exception.
Can a traditional agent sell my house better or faster?
Unfortunately, when homeowners interview Realtors®, they erroneously focus on "how" the Realtor®
will sell their home. What these sellers fail to recognize is that all Realtors®, from all real
estate companies, have the same marketing plan. it's called the MLS®. The MLS® is what you pay for.
Forget about the magic marketing plan, it doesn't exist.
How much are traditional real estate fees?
Although rates can vary, a common commission in Calgary and the surrounding area is 7% on the first
$100,000 plus 3% on the balance of the sale price of your home, plus gst. Each agent, the listing
agent and the buyer's agent, normally takes half of that amount, 3.5% on the first $100,000 plus
1.5% on the balance.
How much does rhinorealty charge?
Our real estate fees depend on which of our Service Plans you choose. See our Seller's section
for complete details on each of our Service Plans and their associated costs.
Do you charge any upfront fees?
Not for our Full Service Plan, you pay only on closing. However, our By Owner Plan is pay in
advance and our Seller Option Plan is a combination of pay in advance and/or pay on closing.
How can you charge less?
We believe that our fees represent fair compensation for the amount of work we do. The real
question is why do old-style traditional Realtors® charge so much?
Are your listings on the MLS®?
Absolutely, your home will be available on the Realtor® only MLS® to all registered Realtors®
of the Calgary Real Estate Board (CREB). We are licensed Realtors® no different in this respect
to all the other real estate companies out there.
Are your listings on MLS.ca and REALTOR.ca?
Yes, regardless of which Service Plan you hire us for, your home will appear on these often
visited public websites and be available for home buyer's to view and consider.
Does your flat fee include the buyer's agent commission?
No, the fees you see listed in our Seller's section are for the listing side of the commission only.
How much do I have to pay a cooperating buyer's agent?
We let you decide. As mentioned above, a "normal" buyer's agent commission in Calgary is 3.5%
on the first $100,000 and 1.5% on the balance of sale price. However, with each of our Service
Plans, you decide how much to offer the cooperating buyer's agent.
Will buyer's agents show my house for less than what is "normal"?
The amount of cooperation you receive from Realtors® will depend, in part, on the amount of
buyer's agent commission you offer. Also, remember that many Realtors® may be left with no
other option than to show your home. Their client may be insisting on seeing the property,
and rather than losing the client and earning nothing, they will show your home.
Have you ever sold a home with less than the "normal" buyer's
agent commission?
Yes, lots and lots of them. We do it all the time. The point here is that you will not save
on the buyer's agent side of the commission unless you test the waters so to speak. Most
traditional Realtors® will not allow you to reduce the buyer's agent commission thereby
eliminating your opportunity to save.
What happens if a Realtor® from rhinorealty ends up finding the buyer for my home?
Big bonus for you! This does happen on occasion, and when it does, you save even more!
When we represent the buyer for your home, we only take half of what you are offering to
all other buyer's agents. This alone could save you thousands of dollars on fees!
Why doesn't everyone sell with a discount real estate company?
Good question, they should. There is not one single iota of any possible reason to pay 7%
on the first $100,000 plus 3% on the balance of sale price to sell your house. Really, there isn't.
Are there any other costs I need to consider?
Not from us, however, depending on the property you're selling, you may be responsible
for a real property report (RPR), condominium documents and/or municipal permits.
Additionally, you will have legal fees and any applicable mortgage payout penalties.
Your program looks great for home sellers, but what if I'm buying?
Recently, changes to the Real Estate Act now allow licensed REALTORS® to pay cash incentives
to non-licensed individuals. As such rhinorealty has led the way in offering cashback
incentives to home buyers. We were the first real estate brokerage in Calgary to offer
a brokerage wide CashBack Reward Program for our buying clients. To date, not a single
traditional brokerage in Calgary offers such a program.
